DESIGN CONCEPT / LAYOUT
  • CREATE THE INITIAL DESIGN CONCEPT, LAYOUT AND INTERIOR DESIGN BASED ON PROJECT REQUIREMENT

  • SPACE PLANNING AND FUNCTIONAL ASPECTS ARE CONSIDERED

  • CLIENT REVIEW THE PRELIMINARY DESIGN BEFORE NEX STEP

ENGINEER REVIEW / DRAWINGS
  • ENGINEER REVIEWS THE DESIGN TO ENSURE FEASIBILITY AND COMPLIANCE WITH OBC

  • DETAILED ENGINEERING DRAWINGS (ARCHTECTURAL, MECHANICA DRAWINGS) ARE PREPARED FOR SUBMISSION TO THE CITY

QUOTATION BASED ON PERMIT DRAWINGS
  • PROVIDE QUOTATION BASED ON THE APPROVED ENGINEERING DRAWINGS

  • DETAILED BUDGET IS CREATED TO ALIGN WITH PROJECTS COSTS

  • ADJUSTMENTS ARE MADE IF NECESSARY BEFORE FINAL QUOTATION

CITY PERMIT APPLICATION
  • THE ENGINEER SUBMITS THE PERMIT APPLICATION TO THE CITY

  • THE PROJECT UNDERGOES A REVIEW PROCESS BY THE CITY BUILDING DEPARTMENT

  • ANY REQUIRED REVISIONS ARE ADDRESSED PERMIT APPROVAL

CONSTRUCTION START
  • CONSTRUCTION COMMENCES UPON PERMIT APPROVAL, ADHERING TO THE FINALIZED DESIGN AND SCHEDULE

  • COORDINATE CITY INSPECTION AS PER THE PROJECT SCHEDULE

  • PERMIT CLOSURE AND ISSUANCE OF THE SIGN-OFF LETTER
